The real estate market went crazy a number of years ago
and prices went soaring to heights never seen before. This was caused by
investors buying everything they could and trying to flip their investment
for a nice profit. This went well for awhile because the influx of
investors kept driving the prices higher and higher.
Many home owners were able to take advantage of the price
increases and sell there homes for a nice profit and then upgraded to a
newer home at the increased prices.
Then it all stopped! Well as everyone said the "bubble
burst" and a lot of buyers and investors were left with over priced
properties. At the time, it seemed like someone shut off the faucet and we
where in a real estate drought. Real estate prices started falling when the
drought came in and the longer the drought went on the more prices kept
coming down.
The reason it stopped, I feel, is because there are only so
many buyers and we reached our limit, but builders and developers kept
building. Now we have a surplus of homes and condos that have never been
sold and others that were bought to resell and have never been resold.
Inventory of these properties cost money and and the longer you hold this
inventory the more it is going to cost. Now we are hearing about short
sales, foreclosures, reduced prices.
The MLS is loaded with homes and condos for sale in
Southwest Florida. We have more inventory than we have ever had in the past
and as stated earlier inventory cost money. Prices get reduced. When a
department store has too much inventory they run a sale at reduced prices
and move the inventory.
